Personal Note For Sellers
Dear Potential Seller:
I have now had the priviledge to sell Real Estate for almost 8 years in the Capital Region. I would like to give you some "Free" and great adivce that will be very beneficial to you if you decide to list your home. Now many sellers may think that Realtors are overpaid and get a lot of money for what some may say is a little work. Please remember that you want the best Doctor to perform surgery on you and the best lawyer to defend you when you get hurt in an accident. As a licensed professional, I find it a little insulting when all seller's care about is the commission. I know for a fact that within 5 seonds a potential buyer can be turned off by what a listing agent says about your property. I am also aware of several home inspectors, lawyers, and mortgage representatives who wish nothing more than to purposely create problems to satisfy their own self worth and prove to their clients they are earning their fee by runing and canceling contracts. I am more than willing to negotiatie an acceptable rate to sell your home. Interviewing me prior to listing your home is great, if you intend to use a Realtor. I dont recommend interviewing more than 2 agents even though many sources will tell you to interview 3. Here is the reason why. Real Estate is full of individuals who have failed in other businesses and often dont handle rejection very well. I can't begin to tell you how many times I listed a house and was told by another agent that they would not show the property because they were not hired by the sellers and are personally upset. Life if full of ups and downs and many Realtors unfortunately like in many businesses will take rejection personally and inflict negativity towards your property. This is not fair to you the sellers, but its the nature of the business that involves Real Estate Sales. The worst thing you can do is try for sale by owner to save the commission. Now if you price your home 20 k less than normal, you may very well attract a qualified buyer. However, please dont interview myself and tell me your definitely going to use me and than call me in a week to say you're trying for sale by owner and that your willing to work with me as a buyers agent. It does not work like that. I do not go out of my way to show For Sale by Owners. It also makes me question a seller's judgement when they act penny wise and dollar foolish. Yes, you can save money, but you also can lose thousands more, as well as precious market time. The bottom line is that unless you really dont want to sell your house, than you should consider listing with a powerful aggressive agent with the marketing ability able to exlempify your property in the most visible and fashionable way possible. This is a small town and rumors often travel very quickly. Dont let your potential for sale by owner develop a reputation and not sell for months and months. Lets talk honestly before you make any decisions. If you really want to try For Sale by owner for more than a week, please keep in mind you are detracting potentinal buyers that are working with agents.
